A rule change shouldn’t become the reason you make an investment. That’s the danger I see with the new SMSF property rules. Some investors may immediately start looking at commercial property simply because borrowing for residential property is no longer available to them. But commercial property is a completely different investment proposition. Higher yields can come with higher vacancy risk, different lending conditions, greater sensitivity to market yields and potentially significant costs when tenants leave. Commercial property can be an outstanding investment. But the question should NEVER be, “What can I buy now?” It should be, “What investment gives my retirement strategy the best risk-adjusted total return?” Rules determine what you CAN do. Strategy should determine what you SHOULD do. And with your retirement savings, that distinction matters.
