Australia doesn’t just have a housing shortage. We have a growing problem making new housing financially viable to build. And the homes we need most, affordable housing for everyday families, can be some of the hardest projects to make stack up. Land, materials, labour, finance, infrastructure charges, taxes and compliance costs keep adding up. But there’s a limit to how much of that can simply be passed onto the buyer before an “affordable” home stops being affordable. That’s why major builder failures matter far beyond one company. If developers, builders and lenders decide the risk isn’t worth it, fewer approved projects become actual homes, and Australia falls even further behind. Housing targets are easy to announce.
