Cheaper property doesn’t automatically mean more affordable property. I'll tell you why. Because if prices fall because interest rates are higher, buyers can simultaneously lose borrowing capacity and if the biggest falls are happening at the expensive end while cheaper homes remain relatively resilient, first home buyers may not get the bargain they were hoping for. Meanwhile, downturns can create opportunities for people who already have strong cash flow, secure income and access to finance. That’s the uncomfortable reality of falling markets. A cheaper asset is only an opportunity if you’re actually in a position to buy it. So if property prices keep falling, who do you think ultimately benefits the most?
