Trying to perfectly time the bottom sounds smart, until you realise nobody rings you when the bottom arrives. That’s where I think a lot of people get caught. They keep waiting for rates to change, waiting for prices to stop falling, waiting for confidence to come back, waiting for someone to tell them it’s finally a “good time” to buy. But by the time everyone feels comfortable again, you could be competing with all those buyers who were waiting alongside you. Right now, listings are higher, sellers have been more negotiable and buyers have had more power. That’s the opportunity I’d be paying attention to. Not trying to squeeze out the absolute final 2 or 3%, but finding the RIGHT property, in the RIGHT market, at a price that makes sense for you. You don’t need to perfectly time the market.
