Imagine spending YEARS building a house deposit, only for the rules to change and push the finish line even further away. That’s the concern being raised by new modelling of Australia’s capital gains tax changes. The government says replacing the 50% CGT discount with inflation-adjusted indexation and a minimum 30% tax on real capital gains will help "Level the playing field for first home buyers." The changes apply to gains accruing from 1 July 2027. But modelling reported this week paints a very different picture for some young Australians using shares to build their deposit. In one scenario, growing a $50,000 portfolio into a $150,000 deposit took around 20 years under the existing rules. Under the new rules? 28 YEARS. That’s eight additional years chasing exactly the same deposit.
